the yard
Welcome to 7623 Hunterburn Hill NW. This property is situated on a 54'x110' lot and backs Southwest with a stunning view of Nose Hill Park, Canada's largest civil park.
Right now as I write this, there are two deer grazing on the hillside. We have noticed that this year the deer sightings have been much more frequent than previous years. I'm not sure if they are actually there more or if we've been paying attention more, but we see deer now at least once a week. This spring I was sitting in my office looking out and counted a record 13 deer at one time. There is a group of trees and bushes off to the left which I notice they use for shelter.
The property also has a very private setting with only one neighbor being able to see in your yard. The two huge trees also add a romantic aspect to the view. The trees have been professionally maintained and trimmed several times while we've lived here. This ensures our view is unobstructed and the trees are in good health.
The fences on the property are worth mentioning too. The rear fence is chain link and has been designed so that 3/5ths of it can be easily removed and replaced. The middle section swings open for easy access. If you need a bit more space, the section to the right swings in the other direction and the pole pops right out of a sleeve. If that's still not enough space (for example if you want to park a large motor home) the far right section and joining poll are also made to be removable. This has come in very handy over the years for parking boats, allowing dump trucks and delivery trucks in etc..
Because of the slope of the lot, our yard was redesigned to provide a flatter surface and larger usable area. The side fences unique as well. Each side has a double retaining wall system to maintain the land and provide nice straight fences. Each fence post is in concrete and has exactly the same space between each other post. Between the posts are prebuilt cedar panels from Home Depot. Should a panel be damaged, 4 screws on each side are all it takes to pop out and replace a new prebuilt panel. A few months ago a branch came down in a nasty wind storm and took out one of the panels. I zipped off to Home Depot and had the new panel in place in about 30 minutes.
Throughout the back yard and flower beds is a state of the art in-ground sprinkler system. It was designed from the start to qualify for the City of Calgary's "Water Managed Site" program. It features multiple zones, high efficiency sprinkler heads, rain detection, leak detection and automatic shut off, top of the line controllers. Not only is this one of the most environmentally friendly systems in use in a residential home, but when you are on the Water Managed Site program 4 of the 5 water restrictions that can be announce during drought conditions DO NOT APPLY TO YOU. That means that when everyone else has dead burnt grass, this yard will still be a green oasis. The system has additional capacity to add two zones for the front yard which we never got around to finishing.
The extra large cedar patio/deck is big enough for even the larges patio set and even a hot tub. Custom metal/cedar rails give it a modern look.
Due to the Southwest direction of the rear yard, and the two large trees, the yard has both sunshine and shade the entire day.
the main floor
Living room, dining room and all bedrooms have hardwood floors. Kitchen and bathroom have ceramic tile floors. This allows for easy cleaning especially if you have pets. All the "public" rooms and the master bedroom have upgraded baseboards and window/door casings. Modern paint colors throughout. Additional baseboards were purchased to finish all the other main floor rooms and can be left with the house if desired.
The kitchen is a dream. The cabinets are all new with "slam-free" hinges and extend extra high for plenty of cabinet space. There is also a large custom built walk-in pantry. The extra thick granite counters we custom built and have no seams! The shape of the counters was designed specifically for baking and cooking, providing large single space for rolling and decorating, and dual counters on either side of stove for setting lots of dishes and plates. The under counter sink and modern faucets are so nice to use. The custom tiled floor has a wonderful border which ties all the colors together. The new stainless steel appliances and ceramic tile backsplash add the finishing touches to this wonderful kitchen.
The walls between the kitchen / living room and kitchen / dining room have been opened up for a modern open look. The wall to the dining room has also had a counter added which provides two more seats facing the dining room for when a large number of guests eat over. The counter also works well during informal gatherings for setting drinks and snacks on.
The custom built railings at the front and rear entrances are oak and iron mixed for a spacious and modern look. As the front entrance landing is quite small, a space was left between it and the railing to allow an space for shoes.
All windows on the main floor except the front picture window have been replaced with maintenance free, dual sliders for excellent weather protection and modern hassle free design. Large living room window has up/down privacy blinds and both bedrooms facing the street have upgraded faux wood blinds. All window coverings are included.
Lighting in the kitchen, dining room, living room, hall and entrances have been upgraded.
The bathroom has been completely redesigned with tiled floors and shower surround, deep soaker tub, upgraded faucets, modern cabinets with dual vertical 'medicine drawers' and cultured granite counter top. Little extras like the flip up toilet roll holder are so convenient in addition to looking great. Stylish light fixtures and Walls Alive paint make the main bathroom a great looking space.
The bedroom opposite the master bedroom is currently being used as an office, so we expanded the closet in the master to utilize that space and provide a walk in closet for the master bedroom. The current wall was built to be easily removable should you want to revert back to two smaller closets.
the basement
Most basements, especially homes of this era, are dreary, dated spaces. Not here! The first thing you'll notice here is the space. 3/4 of the basements is wide open. Extra lighting was installed to provide a bright cheery space.
The second thing you'll notice is the floor. Hardwood floors throughout the basement provide a look and feel that makes this space much more livable and less like a basement. At first glance you'll think it's laminate flooring, but look again! Laminate flooring are panels with pictures of wood on them. It's easy to spot the repeating patterns of wood grains from panel to panel. Look closely here and you'll see no repeating patterns because the surface of these panels are real hardwood! This is an expensive oak veneered engineered flooring and is quite rare. The impression it makes on the room is just wonderful.
The spacious family room also features a wood burning stove for a little extra warmth and romantic atmosphere during cold winter nights.
The bathroom on this level is a mini spa! Tiled floors and tub surround, deep 'bubble tub' is better than jets. 20 minutes after turning off the bubbles (when the water has been drained) the motor automatically turns itself back on for a few seconds to blow out all the standing water. This prevents buildup of germs that you get with traditional jetted tubs. The look of the bathroom from the custom tiered ceiling designed to conform to the limited space to the antique looking cabinet with granite counter to the tiled ledge on the tub perfect for candles was all done to provide a relaxing hideaway.
When the relaxing bubble tub isn't enough, there's the cozy dry sauna to warm you up!
There is a fourth bedroom on this level is currently the lady of the house's craft paradise but as she intends to take all the shelving with her, it will be a perfect guest bedroom. Security bars are on all the windows on this level and a key for the lock will be provided so the bedroom is to code.
the garage
The oversized double front attached garage is also accessed from the lower level which is why there is a closet here and not upstairs. Unlike 99% of the homes in this district, the garage is on the front of the house and attached to the home. This allows for a much larger and nicer rear yard space and you don't have to bundle up in the winter to grab something you left in the car!
Inside the garage you'll notice that it is huge. There is room for 2 cars and a ton of storage and work bench as we currently have. The door is a modern insulated metal door and comes with electric opener and two remotes. There is a safety beam to prevent the door coming down on cars of people. There is also a man door although we don't use it and currently have it bolted shut.
There is a gas hookup inside the garage if you want to heat it and there is plenty of electrical outlets on both sides of the garage for whatever purpose you have for them. There are three sets of lighting for the main area, workbench area and outside lanterns.
the area
Obviously the main draw to the area is the proximity to Canada's largest civic park, Nose Hill Park. There are two tunnels to access the park just a short walk in either direction down the paved back alley.
There is also two playgrounds within a block of the house as well, each has a large green space which doubles as a temporary skating rink in the winter. You may have to contact the city to have them flood the rinks as they don't do it automatically every year.
There are 6 shopping centers all within a close distance. Beddington Towne Center has a Safeway, London Drugs and lots of professional offices. There is a Superstore and 7-11 just down 72 street. Another Safeway and Shoppers Drug Mart is a little further south on 4th street. and east on 64th ave is a Canadian Tire and of course Deerfoot Mall with Sears, Walmart, Sportcheck and other stores.
Driving is a breeze with several main arteries providing quick access to the airport, downtown and out of the city via the new Stoney Trail freeway. The #2 bus stops at the end of our street and provides direct access to Downtown.
There are schools all over the place around here and in most cases kids can walk to school.
There is a bike path that runs just behind the house and connects with an extensive trail system.
